It is also a relatively rare surviving example of the 1920s luxury apartment buildings in Santa Monica, of which only six remain.","narrative":"Rising five stories at the corner of California Avenue and Fourth Street in downtown Santa Monica, this L-shaped apartment building was completed in 1928 to designs by architect Max Maltzman, with William Fergangaum as builder. Its stuccoed walls, red tile roof edge, raised courtyard and polychrome tile fountain reflect Spanish Colonial Revival design, while vertical emphasis and repeated chevron patterns reflect Art Deco. It was planned as a fully furnished building with underground valet parking, a dining room, a beauty parlor and a barber shop. During the 1920s a growing population created demand for multifamily housing in Santa Monica, and several luxury apartment buildings were built near the beach and business district. A height limit adopted a year after this one opened, followed by the Depression, slowed such construction. Only six of these 1920s luxury buildings remain. It was listed for its architecture, as a skillful blend of two styles and a rare surviving example of its type.","period_of_significance":"1928","architect_builder":"Max Maltzman, architect; William Fergangaum, builder","architectural_style":"Spanish Colonial Revival; Art Deco","criteria":["C"],"status_note":"Still in use as multiple dwelling apartments; a local review comment says restoration followed extensive damage from the Northridge Earthquake.","vacant_flag":false,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:54:27.596888-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/lz/electronic-records/rg-079/NPS_CA/96000777.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/96000777/36b07896fe-800.webp","url_1600":"https://nationalhistoricalregister.com/media/96000777/36b07896fe-1600.webp","licence":"CC BY-SA 3.0","author":"Los Angeles","credit_html":"<a href=\"https://commons.wikimedia.org/wiki/File:Charmont_Apartments,_Santa_Monica.JPG\" rel=\"noopener\">Los Angeles</a>, <a href=\"https://creativecommons.org/licenses/by-sa/3.0\" rel=\"license noopener\">CC BY-SA 3.0</a>, via Wikimedia Commons","source_page":"https://commons.wikimedia.org/wiki/File:Charmont_Apartments,_Santa_Monica.JPG"},"district":null,"sources":{"nps_snapshot_date":"2026-05-22","nara_catalog":"https://catalog.archives.gov/id/123859023","wikipedia":"https://en.wikipedia.org/wiki/Charmont_Apartments","wikidata":"https://www.wikidata.org/wiki/Q5086526"},"indexable":true,"url":"https://nationalhistoricalregister.com/california/los-angeles-county/charmont-apartments-96000777/"}
