It is one of the few surviving remnants of the fashionable post-Civil War residential neighborhood along Washington Street. Its largely unaltered plan also reflects the home and medical office of Dr. Abraham Groesbeck, an early Chicago physician.","narrative":"Built in 1869 at 1304 West Washington Boulevard, this red brick Italianate town house on Chicago's Near West Side served as both home and medical office for Dr. Abraham Groesbeck. The flat-roofed, three-and-a-half-story building has tall round-arched windows, a limestone foundation story and a deep bracketed wood cornice. A two-story brick coach house sits at the rear of the lot. Inside, a central hall plan, original marble fireplaces and later 1890s additions such as lincrusta wainscoting, parquetry floors and spindlework remain. Washington Street was once among the city's most exclusive residential addresses, but most of its early mansions were lost to commercial and industrial development. Only this house and a neighboring residence with poorer integrity survive in the surrounding area from before the 1871 fire. Its exceptional integrity and typical Italianate features make it a rare record of that period, and it is significant for its architecture at the local level.","period_of_significance":"1869-1900","architect_builder":null,"architectural_style":"Late Victorian/Italianate","criteria":["C"],"status_note":"Converted to commercial use on the first floor and apartments above; listed as vacant in current function, and described as being carefully rehabilitated while remaining multifamily.","vacant_flag":null,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:55:37.538905-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/opastorage/live/24/8920/28892024/content/electronic-records/rg-079/NPS_IL/92001841.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/92001841/262d5c613a-800.webp","url_1600":"https://nationalhistoricalregister.com/media/92001841/262d5c613a-1600.webp","licence":"CC BY-SA 3.0","author":"Andrew Jameson","credit_html":"<a href=\"https://commons.wikimedia.org/wiki/File:Abraham_Groesbeck_House_Chicago_IL.jpg\" rel=\"noopener\">Andrew Jameson</a>, <a href=\"https://creativecommons.org/licenses/by-sa/3.0\" rel=\"license noopener\">CC BY-SA 3.0</a>, via Wikimedia Commons","source_page":"https://commons.wikimedia.org/wiki/File:Abraham_Groesbeck_House_Chicago_IL.jpg"},"district":{"nrhp_refnum":"12000040","name":"Chicago Park Boulevard System Historic District","url":"https://nationalhistoricalregister.com/districts/illinois/chicago-park-boulevard-system-historic-district-12000040/"},"sources":{"nps_snapshot_date":"2026-05-22","nara_catalog":"https://catalog.archives.gov/id/28892024","wikipedia":"https://en.wikipedia.org/wiki/Groesbeck_House","wikidata":"https://www.wikidata.org/wiki/Q5610102"},"indexable":true,"url":"https://nationalhistoricalregister.com/illinois/cook-county/groesbeck-abraham-house-92001841/"}
