Its roof frame and second-story tie beam show a distinctive First Period plan type and construction methods. It is nominated under Criterion C.","narrative":"Originally built near High and Federal Streets and moved to 172 State Street in Newburyport in 1856, this two-story, five-bay house with a central chimney dates to about 1700 on the evidence of its style and construction; no records exist before 1719. It began as a single-cell house and gained a small parlor and chamber on the far side of the chimney in the mid-18th century, followed by a large ell and a rear gabled ell in the 19th century. The oldest section, the chimney bay and left-hand rooms, keeps a principal-and-purlin roof frame with mortises for lost collar beams. In the second-floor chamber, the tie beam carries a two-inch beveled chamfer ending in a lamb's tongue stop, and the posts are exposed and flared. The house is valued for these surviving First Period framing features, which illustrate early plan types and building methods in the region, and it keeps its integrity despite later changes. It was rehabilitated in 1989.","period_of_significance":null,"architect_builder":null,"architectural_style":"First Period","criteria":["C"],"status_note":"Recently rehabilitated in 1989; present use is residential.","vacant_flag":false,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:13:04.147924-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/opastorage/live/16/7900/63790016/content/electronic-records/rg-079/NPS_MA/90000247.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/90000247/3f4974516f-800.webp","url_1600":"https://nationalhistoricalregister.com/media/90000247/3f4974516f-1600.webp","licence":"CC BY-SA 3.0","author":"Magicpiano","credit_html":"<a href=\"https://commons.wikimedia.org/wiki/File:NewburyportMA_BenjaminCokerHouse.jpg\" rel=\"noopener\">Magicpiano</a>, <a href=\"https://creativecommons.org/licenses/by-sa/3.0\" rel=\"license noopener\">CC BY-SA 3.0</a>, via Wikimedia Commons","source_page":"https://commons.wikimedia.org/wiki/File:NewburyportMA_BenjaminCokerHouse.jpg"},"district":{"nrhp_refnum":"84002411","name":"Newburyport Historic District","url":"https://nationalhistoricalregister.com/districts/massachusetts/newburyport-historic-district-84002411/"},"sources":{"nps_snapshot_date":"2026-05-22","nara_catalog":"https://catalog.archives.gov/id/63790016","wikipedia":"https://en.wikipedia.org/wiki/Benjamin_Coker_House","wikidata":"https://www.wikidata.org/wiki/Q4888412"},"indexable":true,"url":"https://nationalhistoricalregister.com/massachusetts/essex-county/coker-benjamin-house-90000247/"}
