Its setting above Mill Pond adds to its character. It is said to retain integrity of location, design, setting, materials, workmanship, feeling and association.","narrative":"Overlooking Mill Pond in Marstons Mills, this Georgian house at 71 Cotuit Road was built around 1780 by Benjamin Marston. It is a wood-frame building of two and a half stories under a gable roof with a central chimney. The symmetrical five-bay facade centers on an entry with a transom and a surround of pilasters and an entablature, and the windows hold six-over-six sash. A one-story ell extends to the rear. A restoration in the 1960s kept or reused original material wherever possible. The house matters for its link to the Marston family, whose ancestor came from Salem in 1738, took over Goodspeeds Mill and gave the village its name. The homestead passed to Benjamin's son William, then to William's sister Sarah Phinney after his death in 1882, and left the family in 1895. Its architecture and hilltop setting add to its standing.","period_of_significance":null,"architect_builder":"Built by Benjamin Marston; architect unknown","architectural_style":"Georgian","criteria":["B","C"],"status_note":"Condition described as good; in present use as a dwelling; renovated and restored in the 1960s.","vacant_flag":false,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:13:01.094225-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/opastorage/live/8/7892/63789208/content/electronic-records/rg-079/NPS_MA/87000234.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/87000234/98d61c2925-800.webp","url_1600":"https://nationalhistoricalregister.com/media/87000234/98d61c2925-1600.webp","licence":"CC BY-SA 4.0","author":"Magicpiano","credit_html":"<a href=\"https://commons.wikimedia.org/wiki/File:BarnstableMA_WilliamMarstonHouse.jpg\" rel=\"noopener\">Magicpiano</a>, <a href=\"https://creativecommons.org/licenses/by-sa/4.0\" rel=\"license noopener\">CC BY-SA 4.0</a>, via Wikimedia Commons","source_page":"https://commons.wikimedia.org/wiki/File:BarnstableMA_WilliamMarstonHouse.jpg"},"district":null,"sources":{"nps_snapshot_date":"2026-05-22","nara_catalog":"https://catalog.archives.gov/id/63789208","wikipedia":"https://en.wikipedia.org/wiki/William_Marston_House","wikidata":"https://www.wikidata.org/wiki/Q8015170"},"indexable":true,"url":"https://nationalhistoricalregister.com/massachusetts/barnstable-county/marston-william-house-87000234/"}
