Benedict Estate) is a ten-acre estate at 1 Peppertree Drive in Rancho Palos Verdes, California, with a Gate Lodge and a Farmstead built in 1929-30 and designed by Gordon B. Kaufmann.","why_significant":"The estate is tied to the development of the Palos Verdes Peninsula and to Harry E. Benedict, who managed that development for owner Frank A. Vanderlip. Its two buildings were designed by Gordon B. Kaufmann, FAIA, and are presented as fine Mediterranean-style examples of a master's work, the best of his work at Palos Verdes. Significance is argued at the local level.","narrative":"Villa Francesca is a ten-acre estate on the Palos Verdes Peninsula in Rancho Palos Verdes, California. Two frame-and-stucco buildings, a Gate Lodge and a U-shaped Farmstead with servants' quarters, garages and stables, share a wall along Peppertree Drive. Gordon B. Kaufmann designed both in the Mediterranean style, and construction began in late 1929 with completion estimated for early 1930. The estate belonged to Harry E. Benedict, who managed some 16,000 acres of peninsula land for financier Frank A. Vanderlip and helped guide the early subdivision of Palos Verdes Estates. Benedict planned a larger hilltop residence, but it never advanced beyond conceptual drawings, and he lived in the Gate Lodge. The estate was listed for its link to the peninsula's development, to Benedict, and as work of a master. The buildings remain largely unaltered, though land subsidence has caused some damage, particularly to the Farmstead. The property is still used as a private residence.","period_of_significance":"1929-30","architect_builder":"Gordon B.
