Architect unknown; a carriage house stands to the rear.","why_significant":"The house is described as one of Newton's finest examples of an elaborate Queen Anne style house with abundant Colonial Revival overtones, meeting Criterion C. It is also tied to Joseph Simpson, who bought much of the Claflin estate land and had Grasmere and Simpson Streets laid out on it.","narrative":"Located on a prominent corner lot at Hunnewell Avenue and Grasmere Street in Newton Corner, this house dates from the late 1890s and combines Queen Anne design with Colonial Revival touches. Its boxy form has projections at each corner and a complex roofline with many dormers and gables. The first level is faced in random rusticated stone, and windows vary in size and shape, including a Palladian window flanked by free-standing columns. A long veranda with a stone base, Ionic columns and a porte-cochere dominates the street facade. An ornate carriage house survives at the rear. The house was built for Joseph Simpson, born in 1851, who bought most of the Henry Claflin estate land in the late 1890s; Grasmere Street's northern end and Simpson Street were laid out there. He founded the Simpson Brothers Corporation, a concrete paving firm, with his brother and served as its president. The house is recognized as an exceptionally elaborate and well-preserved example of late Queen Anne design.","period_of_significance":null,"architect_builder":null,"architectural_style":"Queen Anne/Colonial Revival","criteria":["C"],"status_note":"Listed in very good condition with no major alterations; still used as a dwelling.","vacant_flag":false,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:13:01.34526-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/opastorage/live/98/7911/63791198/content/electronic-records/rg-079/NPS_MA/86001880.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/86001880/e8d0431685-800.webp","url_1600":"https://nationalhistoricalregister.com/media/86001880/e8d0431685-1600.webp","licence":"CC BY-SA 4.0","author":"User:Magicpiano","credit_html":"<a href=\"https://commons.wikimedia.org/wiki/File:NewtonMA_SimpsonHouse.jpg\" rel=\"noopener\">User:Magicpiano</a>, <a href=\"https://creativecommons.org/licenses/by-sa/4.0\" rel=\"license noopener\">CC BY-SA 4.0</a>, via Wikimedia Commons","source_page":"https://commons.wikimedia.org/wiki/File:NewtonMA_SimpsonHouse.jpg"},"district":null,"sources":{"nps_snapshot_date":"2026-05-22","nara_catalog":"https://catalog.archives.gov/id/63791198","wikipedia":"https://en.wikipedia.org/wiki/Simpson_House_(Newton,_Massachusetts)","wikidata":"https://www.wikidata.org/wiki/Q7521106"},"indexable":true,"url":"https://nationalhistoricalregister.com/massachusetts/middlesex-county/simpson-house-86001880/"}
