It is also presented as an excellent, little-altered example of Spanish Colonial Revival coastal resort architecture by a regionally prominent architect, built by locally significant businessmen.","narrative":"Balboa Inn is a pair of stuccoed masonry buildings, two and three stories tall, on the oceanfront Boardwalk at Main Street in Newport Beach. Completed in 1930 for $84,000 to designs by Los Angeles architect Walter Roland Hagedohm, it combines red tile hipped roofs, arched ground-floor storefront openings, bracketed window boxes, a second-floor loggia and three towers, the tallest rising five stories. The exterior remains largely unchanged, though the interiors were remodeled in 1963 and 1974. Hotel rooms and apartments occupied the upper floors, with shops and a restaurant below. The Inn was listed for its role in making Balboa a resort town. It was the only hotel operating there in the 1930s and 1940s, next to the Rendezvous Ballroom, and it hosted bandleaders and film stars, including Stan Kenton, Gary Cooper and Humphrey Bogart. Its original developers were local businessmen, including pharmacist and postmaster Alfonse Hamman. A 1985 restoration was under way when the nomination was prepared.","period_of_significance":"1930s-40s (specific date 1930)","architect_builder":"Walter Roland Hagedohm","architectural_style":"Spanish Colonial Revival","criteria":[],"status_note":"Occupied and undergoing a 1985 restoration; the owner was restoring it to a first class hotel at the time of the form.
