Designed by Chapman & Frazer for Samuel Mayo Nickerson and completed in 1908.","why_significant":"The nomination argues the mansion is significant for its association with the Nickerson family, including Chicago banker Samuel Mayo Nickerson, and as a well-designed early 20th century summer residence in the Arts and Crafts style. It also cites the work of the Boston firm Chapman & Frazer and the property's strong integrity. Significance is rated at the local level.","narrative":"Set back about 500 feet from Route 6A in Brewster, this Cape Cod estate includes a 1908 mansion and an older Carriage House on a lawn that slopes toward Cape Cod Bay. Boston architects Chapman & Frazer designed the house for Samuel Mayo Nickerson, a Chicago banker who founded the First National Bank of Chicago. He built it for his son's widow, Adeline, after fire destroyed an earlier summer house, The Pines, in 1906. The house combines a steel frame, terracotta block and concrete floors with wood framing above, and its stucco walls, casement windows and carved timber trim reflect the Arts and Crafts style. Inside are a vaulted entry hall, a panelled living room with ornamental plaster ceiling, and a limestone chimneypiece. The Carriage House dates in stages from 1890, 1906 and about 1940. The LaSalette Fathers bought the property in 1940. It was listed for its Nickerson family associations and its architecture.","period_of_significance":"1906-1908","architect_builder":"Chapman and Frazer (Horace Frazer, principal)","architectural_style":"Arts and Crafts, with neo-Renaissance and Classical Revival details","criteria":["B","C"],"status_note":"Listed as occupied and unoccupied on the classification form; condition marked good and altered, with interior finishes described as well preserved.","vacant_flag":null,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:11:57.466512-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/opastorage/live/29/7940/63794029/content/electronic-records/rg-079/NPS_MA/86000300.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/86000300/aafd7ece9d-800.webp","url_1600":"https://nationalhistoricalregister.com/media/86000300/aafd7ece9d-1600.webp","licence":"CC BY-SA 4.0","author":"John Phelan","credit_html":"<a href=\"https://commons.wikimedia.org/wiki/File:Nickerson_Mansion,_May_2010,_East_Brewster_MA.jpg\" rel=\"noopener\">John Phelan</a>, <a href=\"https://creativecommons.org/licenses/by-sa/4.0\" rel=\"license noopener\">CC BY-SA 4.0</a>, via Wikimedia Commons","source_page":"https://commons.wikimedia.org/wiki/File:Nickerson_Mansion,_May_2010,_East_Brewster_MA.jpg"},"district":null,"sources":{"nps_snapshot_date":"2026-05-22","nara_catalog":"https://catalog.archives.gov/id/63794029","wikipedia":"https://en.wikipedia.org/wiki/Nickerson_Mansion","wikidata":"https://www.wikidata.org/wiki/Q7028439"},"indexable":true,"url":"https://nationalhistoricalregister.com/massachusetts/barnstable-county/nickerson-mansion-86000300/"}
