It is part of a 1905 subdivision and has 61 contributing and 20 noncontributing buildings, all two-story single-family houses.","why_significant":"The district is significant under Criteria A and C at the local level. It illustrates Los Angeles's early twentieth-century growth through annexation, streetcar and automobile expansion, and real estate speculation. It also preserves an intact cross-section of Craftsman and period revival house styles, with higher integrity than many surrounding tracts.","narrative":"Boulevard Heights is a two-block residential district on South Bronson Avenue, just south of Wilshire Boulevard, about five miles west of downtown Los Angeles. It was laid out in 1905 by developers Robert McGarvin and Marcus Alonzo Bronson. Its 81 lots hold two-story, wood-frame single-family houses, mostly set back about 30 feet behind lawns and palm-lined parkways. Styles include Craftsman, Mediterranean, Spanish Colonial Revival and Dutch Colonial Revival, built mainly between 1912 and 1926. Garages sit at the rear of each lot, and utility poles run along the rear property lines, keeping the streetscape uncluttered. The district was listed for two reasons. It reflects the city's rapid growth through annexation, streetcar expansion and real estate speculation in the early twentieth century. It also keeps a cohesive, well-preserved set of homes designed for upper-middle-class families, several by architects who later became prominent. A small number of houses were moved here during the period of significance.","period_of_significance":"1905-1926","architect_builder":"Various; examples named include Frederick Soper, J. J. Verplank, Lawrence Ott, C. C. Durkee, R. D. Jones, S. M. Cooper and Fred K. Colby. Developers were Robert McGarvin and Marcus Alonzo Bronson.","architectural_style":"Late 19th and Early 20th Century Revivals (Colonial Revival, Mediterranean Revival, Mission/Spanish Colonial Revival, Tudor Revival) and American Movements (Craftsman)","criteria":["A","C"],"status_note":"Houses are in current single-family residential use, with one noted as a law office. Most are described as in good to very good condition, and the district is said to retain integrity.","vacant_flag":false,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:54:29.430286-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/lz/electronic-records/rg-079/NPS_CA/12000809.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/12000809/0bae1fab38-800.webp","url_1600":"https://nationalhistoricalregister.com/media/12000809/0bae1fab38-1600.webp","licence":"CC BY-SA 4.0","author":"Defenestrators","credit_html":"<a href=\"https://commons.wikimedia.org/wiki/File:House_on_Bronson_Ave.,_Los_Angeles_2017.jpg\" rel=\"noopener\">Defenestrators</a>, <a href=\"https://creativecommons.org/licenses/by-sa/4.0\" rel=\"license noopener\">CC BY-SA 4.0</a>, via Wikimedia Commons","source_page":"https://commons.wikimedia.org/wiki/File:House_on_Bronson_Ave.,_Los_Angeles_2017.jpg"},"district":null,"sources":{"nps_snapshot_date":"2026-05-22","nara_catalog":"https://catalog.archives.gov/id/123858971","wikipedia":null,"wikidata":"https://www.wikidata.org/wiki/Q141745692"},"indexable":true,"url":"https://nationalhistoricalregister.com/california/los-angeles-county/boulevard-heights-historic-district-12000809/"}
