The house was built c. 1865 as an Italian villa and enlarged c. 1890.","why_significant":"The property is nominated under Criterion C in the area of architecture as an important local example of nineteenth-century residential design. It expresses both Picturesque-era Italian villa style and Late Victorian Colonial Revival alterations. It retains a high degree of integrity to the 1890s building campaign. It is also linked to novelist Winston Churchill, who finished Richard Carvel there in the later 1890s.","narrative":"Brookside, also called Lochburn, is a large frame house on a roughly two-acre wooded parcel in Upper Nyack, once part of a Hudson River estate. It was built around 1865 as an Italian villa, with a gabled main block, a three-story tower and a second-story bay window. Around 1890, during the ownership of Jersey City merchant, banker and politician John D. Carscallen, the house was enlarged with a south addition, a sweeping verandah and a porte-cochere. Inside, the front rooms were opened into one space with a new staircase and Colonial Revival mantels, columns and pilasters. Original Picturesque-era finishes survive alongside the later work. A c. 1890 carriage barn and a brownstone retaining wall also contribute. The house was listed for its architecture, as a well-preserved example of the large villas built by affluent families along the Hudson. Novelist Winston Churchill finished his manuscript for Richard Carvel there in the later 1890s.","period_of_significance":"c. 1865-c. 1890","architect_builder":null,"architectural_style":"Mid-19th Century: Italian Villa; Late 19th & 20th Century Revivals: Colonial Revival","criteria":["C"],"status_note":"Still a single dwelling; the carriage house interior has been converted to an apartment.","vacant_flag":false,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:50:48.800245-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/lz/electronic-records/rg-079/NPS_NY/12000408.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/12000408/03a0b46a01-800.webp","url_1600":"https://nationalhistoricalregister.com/media/12000408/03a0b46a01-1600.webp","licence":"CC BY-SA 3.0","author":"Izzy406","credit_html":"<a href=\"https://commons.wikimedia.org/wiki/File:Brookside-Lochbourn.jpg\" rel=\"noopener\">Izzy406</a>, <a href=\"https://creativecommons.org/licenses/by-sa/3.0\" rel=\"license noopener\">CC BY-SA 3.0</a>, via Wikimedia Commons","source_page":"https://commons.wikimedia.org/wiki/File:Brookside-Lochbourn.jpg"},"district":null,"sources":{"nps_snapshot_date":"2026-05-22","nara_catalog":"https://catalog.archives.gov/id/75321426","wikipedia":"https://en.wikipedia.org/wiki/Brookside_(Upper_Nyack,_New_York)","wikidata":"https://www.wikidata.org/wiki/Q23091443"},"indexable":true,"url":"https://nationalhistoricalregister.com/new-york/rockland-county/brookside-12000408/"}
