Its builder is unknown.","why_significant":"It is a good, well-preserved local example of a once-common vernacular center-passage dwelling, and one of fewer than a half dozen late 19th-century houses identified in the neighborhood. Its additions show how a house evolves over time. It also reflects the settlement patterns and changing racial and ethnic demographics of East Austin from the late 19th century to mid-20th century.","narrative":"Built around 1885 on East 12th Street in Austin's Robertson Hill neighborhood, this wood-frame house began as two rooms flanking a central hall under a side-gabled roof. Rooms were added to the rear, mostly before 1901 and again into the 1940s, lengthening the hall and creating a modified L-plan. Original siding, six-over-six windows, paneled doors, transoms and pine floors survive, and a 2007-08 rehabilitation kept these features. The house is listed for its architecture and its link to community development. Few houses of its age remain in the neighborhood, and it has the best integrity among nearby center-passage examples. Its occupants, including the Chapman family from about 1900 and the Martinez family from 1948, reflect the mix of working-class European immigrant and African American households that shaped East Austin, where Black residents were increasingly concentrated in the early twentieth century. The house now serves as a professional office.","period_of_significance":"c. 1900-1960","architect_builder":"unknown","architectural_style":"Other: Center-passage Plan","criteria":["A","C"],"status_note":"Rehabilitated in 2007-08 using federal preservation tax credits; in good condition and used as a private office by a professional consulting firm.","vacant_flag":false,"machine_generated":true,"model":"claude-sonnet-5-5","prompt_version":"v1.0-2026-10-29","generated_at":"2026-10-29 02:54:23.895562-05","source_pdf":"https://s3.amazonaws.com/NARAprodstorage/opastorage/live/13/9737/40973713/content/electronic-records/rg-079/NPS_TX/10000739.pdf"},"photo":{"url_800":"https://nationalhistoricalregister.com/media/10000739/9e3f8c654b-800.webp","url_1600":"https://nationalhistoricalregister.com/media/10000739/9e3f8c654b-1600.webp","licence":"CC BY 4.0","author":"Larry D.
